Location and Price. At first glance, the pricing of the lots and homes appears to be strong for the location. Yes, the marketing time period may be longer than average. Pre-Katrina, new construction in Livingston Parish was selling far below EBR & Ascension Parishes. It took a Katrina to even out pricing. However, William recently moved to a location 4 miles south of Denham Springs off Hwy 16 and have found the location helps avoid the parking lot that Interstate 12 and Florida Blvd is prone to become by driving the back route down Hwy 16 to Prairieville and connecting to Baton Rouge. The traffic situation WILL NOT improve in the Denham Springs/Walker market until 6 to 8 lane Interstates are built (Hello Congressman Baker), Florida Blvd is widened and thoughtful infrastructure is implemented within Denham Springs itself, which is not re-routing Range Avenue north through Rodeo Drive. Those driving this back route north on Hwy 447 for the drive home into Walker in the evenings know that Hwy 447 generally backs up 1 to 2 miles before you even get to Walker. With the increasing frustration of the daily drive to work every where you drive in our Metro-Area, I predict that you will see more developments like Stone Hill in outlying areas. Not necessarily because of the country feel and larger lots, but for the better and less frustrating commutes to work. And, the new schools for this outlying area have around been planned and the land purchased.
