A Big Wishlist
"We wanted a lot, not just for today, but for many years to come," said Nithin and Sneha. "So many things were priority for us—affordability with high value, excellent school districts, neighborhood stability and security, pleasing climate, outdoor activities, reasonable commutes to our jobs in LA—this was our short list!"

Location, Location, Location
"We wanted to stay in Santa Clarita for a lot of reasons, and we like this side of town. We thought this new development would be perfect for proximity to shopping and dining," said Frank and Elizabeth. "We knew we wanted a detached home, so checking here was a logical choice. Our commutes to Palmdale and the San Fernando Valley are about the same, and very doable."

Moving from 16 years in the West Hill area, Jubil and Sini were also familiar with the Santa Clarita Valley, wanted to stay and are happy they did.

"My commute to Northridge decreased by about 10 minutes each way, a plus," said Jubil. "I work at home in my 8 to 5 job, and having a pleasing environment for my work day is great," said Sini. Plus, we can easily reach our everyday needs from this location."

Kristen and Spencer moved from Highland Park with their toddler son. "I can work at home and take care of our son," noted Kristen. "Our offices are in North Burbank, and Spencer's commute is also very doable, so we are both totally OK with Valencia's location."

Moving from LA, Nithin and Sneha are also pleased. "Our commute time is very doable, public transportation is favorable and there's lots to enjoy right here at home," said Sneha. "We have already explored local shops, restaurants and coffee bars."

Brand New
"In addition to inflated pricing, the pre-owned homes we looked at needed a lot of work, which equals more time, more money, more hassles," said Spencer and Kristen. "Here, everything is new and modern and works—the move-in ready choice made a lot more sense to us both!"

"We had looked at pre-owned homes but crossed them off because they needed work and that equals expense and time and hassles," agreed Jubil and Sini. "Our new home was slightly more expensive than the pre-owned we looked at, but we got to pick our finishes and we got built-in solar—this home was ready for us."

More Space, Better Space
Valencia's buyers also favor fresh design. "We wanted detached, we wanted a bit of private yard, and we liked this floorplan," said Frank and Elizabeth. "The loft space was a definite plus, away from the social hub and privatizing all three bedrooms. It's also roomy and can easily handle various roles as needed."

"We were running out of storage space, we wanted more bedrooms and baths, and we wanted a back yard large enough to enjoy the outdoors and grow plants and flowers," said Jubil and Sini. "Our two adolescent kids both wanted their own bedroom and bath and hangout spots away from us—we had clearly outgrown the condo."

Nithin and Sneha agree. "We really wanted a home where the second floor is dedicated to us and our infant son, while the downstairs suite is ideal for guests," they commented.

Their new home's capacity sold Jubil and Sini. "Our parents live in India, and our guest suite will make it easy for them to enjoy extended stays!" the couple noted. "The loft makes a perfect lounge, study or home office space. Having this flexible extra room is terrific."

Quality Schools, Amenities & Community
"When we toured new homes, we saw people out and about with their kids and dogs. That's a happy sign for our son, our dog and any future children we add to the family," said Kristen and Spencer. "We see the potential in Valencia today and for our future, and we sure are glad we made the decision to become homeowners here."

"Our neighbors are very friendly," noted Nithin and Sneha. "We can really look forward to our future here, watching our son grow up in a place with so many advantages."

"With our home in Valencia, we have secured excellent educational opportunities for our son and for the sisters or brothers he may have someday!" said Nithin and Sneha.

"The schools are good, and the amenities right here at home are brand new and easy to use, like the park, the pools and bike trails," said Jubil and Sini. "There are great places for the kids to hang out, meet others and make friends."

Confluence Park offers many leisure time choices, with scenic views and open space, trails, adventure playground, community garden, a pools complex and the Lounge clubhouse. Nearby is the Garden Home, where fruit trees and vegetation climb a steel trellis, and raised produce beds and open-air spaces accommodate various workshops.

"The swimming pools were a big draw for us, especially these, which are beautiful, with good choices for all ages," said Kristen and Spencer. "And not our responsibility to maintain!"

"The clubhouse is a wonderful place to gather, and the pools are fantastic. These are the kind of community spaces that do so much to create the kind of neighborhood we wanted," said Nithin and Sneha.

"Since we moved here, two of my best friends have made the decision to come here too and have already bought their new homes.," said Jubil. "Now their families are busy packing and moving!"
