Eric Wetherington, who oversees the firm's property management division, said the strategy makes sense given that the slowing demand on the sales side has led some owners to seek tenants for their vacant residences as they wait for the market to rebound.
"We have clients who have been trying to sell homes that have not been able to sell, so now we are able to help them on the rental and property management side," Wetherington said.
The division can help homeowners find tenants, help organize the absentee owner's bills and schedule routine maintenance and upkeep, such as lawn mowing.
Carolina One Real Estate also announced plans to pursue the vacation rental market out of its Isle of Palms' office. The company brought in Isle of Palms real estate agent Win Walker to create a short-term rental division. The Vacation Rental Division will serve the East Islands' rental market, including the Isle of Palms, Wild Dunes, and Sullivan's Island.
The arrangement is a "natural fit" because of the number of clients that Carolina One Real Estate has in the area, said Walker.
